Gated Communities with Villas in Dubai: New Off-Plan Communities (2026)

Gated communities in Dubai are villa and townhouse neighbourhoods with controlled entry, security and shared facilities such as parks, pools, schools and retail. For off-plan buyers in 2026, the most active new gated communities include The Valley and The Oasis by Emaar, Sobha Sanctuary, DAMAC Islands, Ghaf Woods, Nad Al Sheba Gardens and Dubai Hills Estate. Here is how they compare and which projects are under construction now.

Updated October 2026 by Dani Diemzy, Dubai property agent since 2011. Project details come from the Dubai Land Department register.

What to check before buying in a gated community

  1. What's built and when. Schools, retail and parks are often delivered in phases. Ask which facilities will be open when your home is handed over.
  2. Distance to work and school. The newer communities are further out. Drive the route at rush hour before you commit.
  3. Service charges and community fees. Shared facilities are paid for through yearly charges. Ask for the estimate.
  4. Construction progress and handover. Each project page above shows the Dubai Land Department progress figure and the expected completion date.
  5. The payment plan. Compare how much you pay during construction and at handover, and whether a post-handover plan is offered.

Frequently asked questions

Can foreigners buy villas in gated communities in Dubai?

Yes. These communities are in freehold areas, where non-UAE nationals can buy in their own name.

Are gated communities in Dubai a good investment?

Villas and townhouses have been in strong demand from families. Established communities offer proven rents. New launches offer lower entry prices and payment plans, with the risk that comes with a community still being built.

What's the difference between a townhouse and a villa?

A townhouse shares one or two walls with its neighbours. A villa stands on its own plot. Villas cost more but usually come with bigger plots and more privacy.
