Yes. Foreign buyers can own property outright (freehold) in Dubai's designated freehold areas, which include Dubai Marina, Downtown Dubai, Palm Jumeirah, Business Bay and many more. You don't need to live in the UAE to buy. ### What does buying off-plan mean? Buying off-plan means buying directly from the developer before the project is built. You pay a deposit and then instalments during construction, following the developer's payment plan, and the rest on or after handover. Launch prices are often lower than prices once the building is complete. ### Is my money protected when I buy off-plan? Off-plan payments in Dubai go into an escrow account for the project, regulated by the Dubai Land Department, and developers draw from it as construction progresses. Always check that the project is registered and that you pay into the project's escrow account. ### What fees do I pay when buying in Dubai? The main cost is the Dubai Land Department transfer fee of 4% of the purchase price, plus a registration fee. On most off-plan purchases the developer pays the agent's commission. There is no annual property tax in Dubai, but owners pay service charges for the building's upkeep. ### Can I get a Golden Visa by buying property? Yes. Buying property worth at least AED 2 million can make you eligible for a 10-year UAE Golden Visa, and off-plan property from approved developers can qualify. Dani can tell you which projects and price points are eligible. ### Can non-residents get a mortgage in Dubai? Yes, several UAE banks lend to non-residents, usually with a larger down payment than for residents. Many off-plan buyers use the developer's payment plan instead, paying in instalments during construction without a mortgage. --- ## Dubai Evening Wrap 4 November 2026: 511 Sales, AED 1.52bn, 7-Day 2,823 URL: https://buydubai.realestate/dubai-evening-wrap-4-november-2026-511-sales-aed-1-52bn-7-day-2-823/ Published: 2026-11-05 Key takeaways: - 511 sales worth AED 1.52 billion on 4 November 2026; median price AED 1.52 million - Off-plan was 56% of deals (284), ready property led on value at AED 1.04 billion - Last 7 days: 2,823 deals, AED 8.15 billion, 53% off-plan Dubai recorded 511 property sales worth AED 1.52 billion on 4 November 2026, according to Dubai Land Department (DLD) data. Off-plan accounted for 56% of deals, while the median sale price was AED 1.52 million. Over the last 7 days the market logged 2,823 deals worth AED 8.15 billion, with 53% off-plan. ## 4 November 2026 in numbers - Deals: 511 - Total value: AED 1.52 billion - Median price: AED 1.52 million - Average price per sq ft: AED 1,739 - Off-plan: 284 deals, AED 487 million - Ready: 227 deals, AED 1.04 billion Off-plan led on the number of sales, but ready property led on value. Ready deals brought in roughly twice the value of off-plan, from fewer transactions. That averages about 403 deals and AED 1.16 billion a day, so 4 November's 511 deals and AED 1.52 billion sat above the weekly average. The off-plan share of 56% today was also slightly above the weekly 53%. Our previous wrap reported a 7-day total of 2,768 deals. The Dubai Golden Visa through property is a long-term residence route for buyers who invest at least AED 2 million in Dubai real estate. Off-plan and mortgaged properties can be part of the discussion, but the exact conditions are set by the authorities and have been updated over time. Dubai Land Department (DLD) data for 4 November 2026 shows 511 deals worth AED 1.52 billion, with a median of AED 1.52 million. ## The AED 2 million rule The core rule is a minimum property value of AED 2 million. A successful application gives the investor a 10-year residence visa, and the investor can normally sponsor a spouse and children. The investor must hold the property in their own name. The AED 2 million is a value test, so it helps to ask early how the value is measured. Check whether it is the purchase price or a valuation, and whether fees are included. Confirm this with Dani or the DLD before you sign anything. Our [Golden Visa through property guide](https://buydubai.realestate/dubai-golden-visa-through-property/) covers the steps in more detail. ## Market context from DLD data The figures below are context only. They are not a forecast and they do not decide whether you qualify. Measure (DLD data, 4 November 2026)Figure Deals511 Total valueAED 1.52 billion Median dealAED 1.52 million Off-plan share of deals56% The median deal of AED 1.52 million is below the AED 2 million threshold. A typical purchase on the day would therefore not reach the minimum on its own. Buyers aiming for the visa usually need to look above the median or consider more than one property, and the rules on combining properties should be confirmed first. ## Off-plan properties With 56% of deals off-plan on the day, this question comes up often. Off-plan purchases from approved developers have been accepted under the programme, but the conditions have changed over time. These include how much must be paid, what documents are needed and when the visa can be issued. Check the current position with Dani or the DLD for the specific project. - Confirm the developer and project are eligible before you reserve a unit. - Ask how your payment plan interacts with the AED 2 million test. See Dubai off-plan payment plans. - Compare timing and risk in off-plan vs ready property. You can browse [all Dubai off-plan projects](https://buydubai.realestate/off-plan-projects/) on this site, but eligibility must be checked project by project. ## Mortgaged properties Buying with a mortgage does not automatically rule out the visa. Banks and the authorities have set conditions on mortgaged properties, and these have been revised more than once. They can include a bank letter or a minimum amount already paid. We do not quote a figure here because it is best confirmed at the time of purchase with your bank, Dani or the DLD. ## Practical steps - Set a budget that clears AED 2 million with room for fees. Read the guide to buying property in Dubai for the usual costs. - Ask Dani to confirm the property type, developer and payment structure against current rules. - Complete the purchase and obtain the documents that prove ownership. - Apply for the visa through the official channels. Ask for the current document list. This article is information, not legal or investment advice. Rules and fees can change, so confirm them before you commit. All were new contracts and none were renewals. The median annual rent across these contracts was AED 51,000. ## Rental contracts on 4 November 2026 Ejari is Dubai's tenancy contract registration system. The DLD figures for 4 November 2026 are: - Contracts registered: 1,239 - New contracts: 1,239 - Renewals: 0 - Median annual rent: AED 51,000 The previous day's report showed 1,208 contracts, also all new, with a median of AED 54,000. Single-day medians move with the mix of properties registered, so one day is not a trend. Renewals showing as zero is also a feature of this data snapshot, not proof that no tenants renewed. ## Median annual rent by area The eight busiest areas accounted for 438 of the 1,239 contracts, about 35%. Business Bay had the most registrations. AreaContractsMedian annual rent (AED) Business Bay11220,000 Dubai Investment Park First5320,000 Hor Al Anz5220,000 Downtown Dubai51176,400 Al Khairan First4596,000 Jabal Ali First4260,880 Abu Hail4235,000 Jumeirah Village Circle (JVC)4163,000 ## Reading the gap between areas Downtown Dubai's median of AED 176,400 is almost nine times the AED 20,000 median in Business Bay, Dubai Investment Park First and Hor Al Anz. The data does not split contracts by property type or size. The medians therefore mix different unit types and are not like-for-like comparisons. A median of exactly AED 20,000 in three areas suggests a cluster of low-value contracts. Check the unit type before using that figure as a benchmark for a full apartment. JVC, at AED 63,000 across 41 contracts, sits close to the Jabal Ali First median of AED 60,880. ## What it means for investors' yields Gross rental yield is annual rent divided by purchase price. This dataset has rents only, so it cannot give a yield by itself. To estimate one, you need the price of a comparable unit and a rent for the same unit type and building. Three points are worth keeping in mind: - Area medians should be matched to the same bedroom count and building before being used in a yield calculation. - New contracts show rents agreed now. Renewals can sit at a different level, and none appear in today's data. - Gross yield ignores service charges, vacancy and agency fees. Buyers weighing a rented unit against a project under construction can read our comparison of [off-plan and ready property](https://buydubai.realestate/off-plan-vs-ready-property-dubai/). Rent only starts after handover on an off-plan purchase. Dubai Land Department (DLD) data for 4 November 2026 shows 510 sales, of which 284 were off-plan (56%) and 226 were ready. Off-plan led on the number of deals, but ready property led on value: AED 1.03 billion against AED 487 million off-plan, out of AED 1.51 billion in total. ## The split on 4 November 2026 DealsValue (AED)Average deal (AED) Off-plan284487 millionabout 1.72 million Ready2261.03 billionabout 4.54 million Total5101.51 billion– Off-plan therefore took 56% of deals but roughly 32% of value. The gap comes from deal size: the average ready sale was about 2.6 times the average off-plan sale, based on these figures. ## Against the previous seven days DLD data puts the average of the previous seven days at 554 deals and AED 1.55 billion a day. The 510 sales and AED 1.51 billion recorded on 4 November are 44 deals below that average in count and about AED 40 million below it in value. ## Where off-plan buyers were buying Eight areas accounted for 211 of the 510 sales. Their off-plan shares differed sharply: - Dubai South: 38 deals, AED 48.4 million, 95% off-plan, median AED 1,579 per sq ft. - Sama Al Jadaf: 22 deals, AED 23.8 million, 100% off-plan, median AED 1,947 per sq ft. - Jabal Ali Industrial Second: 19 deals, AED 38.5 million, 100% off-plan, median AED 1,928 per sq ft. - Dubai Land Residence Complex: 16 deals, AED 16.1 million, 81% off-plan, median AED 1,265 per sq ft. - Al Hebiah Fifth: 20 deals, AED 29.8 million, 75% off-plan, median AED 1,793 per sq ft. - Jumeirah Village Circle (JVC): 22 deals, AED 27.5 million, 59% off-plan, median AED 1,422 per sq ft. - Business Bay: 36 deals, AED 96.3 million, 44% off-plan, median AED 2,597 per sq ft. - Dubai Islands (Palm Deira): 38 deals, AED 282.7 million, 8% off-plan, median AED 1,879 per sq ft. Dubai Islands shows the other side of the split. It tied for the most deals and had the highest value of the eight areas, yet only 8% of its sales were off-plan. ## What this means for buyers The figures describe one day, so they are not a trend. They do show that off-plan activity was concentrated in areas such as [Dubai South](https://buydubai.realestate/off-plan-projects/area/dubai-south/) and [Jabal Ali Industrial Second](https://buydubai.realestate/off-plan-projects/area/jabal-ali-industrial-second/), where median prices per sq ft were lower than in Business Bay. Larger-value sales were mainly ready. Buyers comparing the two routes should look at the payment schedule, the handover date and the total cost, not only the price per sq ft. Our guide to [off-plan versus ready property](https://buydubai.realestate/off-plan-vs-ready-property-dubai/) sets out the differences, and the page on [off-plan payment plans](https://buydubai.realestate/dubai-off-plan-payment-plans/) explains how instalments work. The largest Dubai property deal registered on 4 November 2026 was a AED 55 million land sale in Wadi Al Safa 3 (Arjan & Dubailand), according to Dubai Land Department (DLD) data. Dubai recorded 510 deals in total that day. Bay Estate was the most active project with 35 deals. ## The six biggest deals on 4 November 2026 The six largest registrations ranged from AED 17 million to AED 55 million. None was flagged as off-plan in the DLD data. The Wadi Al Safa 3 plot, at 15,069 sq ft, sold for AED 55 million. Second was a residential deal in Discovery Gardens at AED 47.5 million, covering 14,375 sq ft. The DLD data does not name a project or room count for it. Third was a shop in International City Phases 2 and 3 at AED 45.5 million. At 28,570 sq ft, it was the second-largest of the six by size. The only named project in the top six was Il PRIMO in Downtown Dubai. A 4-bedroom flat of 5,300 sq ft sold there for AED 28.1 million. The list closed with two deals of about AED 17 million. One was commercial property in Dubai Production City (AED 17,421,441, 40,000 sq ft). The other was a residential deal in Jumeirah Second (AED 17 million, 22,500 sq ft). ## A mixed list: land, retail, commercial and homes Only two of the six largest deals were clearly homes: the Il PRIMO flat and, by its "Residential" label, the Jumeirah Second deal. The Discovery Gardens deal is also labelled residential. The others were land, a shop and commercial space. Large headline values on a single day therefore do not always point to the luxury home market. ## Most active projects by number of deals Activity by project looks different from the list of largest deals. Bay Estate recorded 35 deals, well ahead of the rest. - Bay Estate: 35 deals - Binghatti Wraith: 18 deals - Raw District 2 by Imtiaz: 14 deals - Sunrise Valley: 13 deals - DAMAC Lagoons – Lagoon Views 13: 10 deals - HQ by ROVE: 7 deals Together these six projects account for 97 of the 510 deals registered. Off-plan made up 56% of deals, while ready properties accounted for most of the value. ## Sales against the previous 7 days The day's 510 deals were 44 fewer than the 554 daily average of the previous seven days, a fall of about 8%. Total value of AED 1.51 billion compares with an average of AED 1.55 billion, about 2.6% lower. By value the picture reverses: off-plan totalled AED 487 million, about 32% of the day's total, while ready sales totalled AED 1.03 billion, about 68%. Ready deals therefore carried a larger average ticket. Several of the largest transactions of the day were non-residential or land sales, all recorded as ready, which lifted the ready-sector total. ## Busiest areas on 4 November 2026 Dubai Islands (Palm Deira) and Dubai South tied at 38 deals each. They look very different, though: Dubai Islands was 8% off-plan and recorded AED 283 million, roughly 19% of the day's value, while Dubai South was 95% off-plan with AED 48 million. - Dubai Islands (Palm Deira): 38 deals, AED 283 million, 8% off-plan, median AED 1,879 per sq ft. - Dubai South: 38 deals, AED 48 million, 95% off-plan, median AED 1,579 per sq ft. - Business Bay: 36 deals, AED 96 million, 44% off-plan, median AED 2,597 per sq ft. - Sama Al Jadaf: 22 deals, AED 24 million, 100% off-plan, median AED 1,947 per sq ft. - Jumeirah Village Circle (JVC): 22 deals, AED 28 million, 59% off-plan, median AED 1,422 per sq ft. - Al Hebiah Fifth: 20 deals, AED 30 million, 75% off-plan, median AED 1,793 per sq ft. - Jabal Ali Industrial Second: 19 deals, AED 39 million, 100% off-plan, median AED 1,928 per sq ft. - Dubai Land Residence Complex: 16 deals, AED 16 million, 81% off-plan, median AED 1,265 per sq ft. Next came a 3-bedroom flat at VELA by OMNIYAT in Business Bay, sold off-plan for AED 39.0 million. The other large deals were ready residential sales: AED 35 million in Al Saffa Second, AED 34.8 million in Al Wasl, AED 32 million in Wadi Al Safa 3 and AED 31.4 million in Al Wasl. By number of deals, the busiest projects were Bay Estate (31), DAMAC Lagoons – Lagoon Views 13 (19), Elinor (14), Beach Walk Residences 2 (12), and Weston and Binghatti Skyterraces (11 each). ## The 7-day picture Across the last 7 days, DLD data shows 2,768 deals worth AED 7.77 billion. That is an average of about 395 deals and AED 1.11 billion a day. With 554 deals and AED 1.55 billion, 3 November was above that daily average on both measures. The off-plan share was 54% over the week, against 56% today, so the day was close to the weekly pattern. Daily figures can move a lot because a few high-value deals shift the total. A single day is not a trend. ## What buyers can take from it Off-plan is still more than half of Dubai's transactions. Areas differ widely: Dubai Islands was mostly ready sales on the day, while Dubai South was entirely off-plan. Prices per sq ft ranged from AED 1,497 to AED 2,115 across the eight busiest areas. Buying property in Dubai costs more than the price on the listing. The largest extra is the 4% Dubai Land Department (DLD) transfer fee, followed by agency commission, trustee fees and, for mortgage buyers, bank and registration charges. On 3 November 2026, DLD data showed 554 deals worth AED 1.55 billion, with a median of AED 1,437,413 and 56% of deals off-plan. ## The main fees at a glance CostTypical ruleWho usually pays DLD transfer fee4% of the property value, plus a small administrative feeBuyer (can be negotiated) Agency commissionCommonly 2% of the price, plus 5% VAT, on resaleUsually the buyer on resale; off-plan is commonly paid by the developer Trustee office feeCommonly AED 4,000 plus VAT for properties of AED 500,000 or moreUsually the buyer Mortgage registrationCommonly 0.25% of the loan, plus a small feeBuyer Bank feesArrangement fee, valuation and insurance; varies by lenderBuyer Service chargesYearly, per square foot; varies by buildingOwner, after handover These are the usual market rules, not quotes. Confirm the current amounts with the DLD or with Dani before you commit. ## A worked example on the median price Take the 3 November 2026 median of AED 1,437,413. This is an illustration, not a quote for any property. - DLD 4%: about AED 57,500 - Agency at 2%: about AED 28,750, plus about AED 1,440 VAT - Trustee fee at AED 4,000 plus VAT: AED 4,200 That totals about AED 91,900, or roughly 6.4% of the price, before small administrative fees, any mortgage costs and moving-in costs. A cash buyer on an off-plan purchase with no commission may pay less. ## Agency and trustee fees On resale, the agent's commission is agreed in writing before viewing. Off-plan, developers commonly pay the agent, but confirm this on every booking. The trustee office completes the transfer on the buyer's and seller's behalf at the DLD. The fee is a fixed amount, not a percentage of the price. ## Mortgage costs If you borrow, add the mortgage registration fee, the bank's arrangement fee, a valuation fee and life and property insurance. Lenders set their own charges, so ask each bank for a full fee sheet. Your down payment is separate from all of these costs. ## Service charges after handover Service charges pay for maintenance, security and shared facilities. They are charged per square foot each year and differ between buildings, so ask for the latest figure before you buy. They are not part of the purchase price, but they affect your running costs and any rental return. ## Off-plan: what to check With 56% of deals off-plan, the payment plan matters. Ask when the 4% DLD fee is due, whether it is included or split, and what registration costs apply. All 1,208 were recorded as new contracts, and no renewals appear in the figures for the day. Together they account for 431 of the 1,208 contracts, about 36% of the day's total. Downtown Dubai's median of AED 165,000 is 11 times that of Dubai Investment Park Second at AED 15,000. ## How to read these medians The data does not break contracts down by unit type, size or furnishing. A low median does not necessarily mean a cheaper area for the same home. It may reflect a mix of smaller units, shared accommodation or older stock. Business Bay's median of AED 32,000 sits well below the citywide AED 54,000, which is a reminder to compare like with like before drawing conclusions. Several of the busiest areas, such as Dubai Investment Park and Hor Al Anz, show medians of AED 15,000 to AED 20,000. Medians from a single day's registrations can also move with a small number of contracts. ## New contracts versus renewals All 1,208 contracts on 3 November 2026 are classed as new, and the renewals count is zero. Readers should treat that with care. It may reflect how the day's data was compiled rather than a real absence of renewals, so it is best not to read it as a signal about tenant behaviour. A fuller picture needs several days or weeks of data. You can follow the daily series in our [Dubai market news](https://buydubai.realestate/category/dubai-real-estate-market-news/). ## What it means for investors' yields Rent is only one half of a gross yield. The calculation is annual rent divided by purchase price, and today's data contains rents only. It gives no sale prices, so no yield can be worked out from it alone. - Use the same unit type. Compare a rent with the price of a similar unit in the same building or community. - Allow for costs. Service charges, maintenance and vacancy reduce the net figure. - Look at the trend. Of the eight busiest areas, two were entirely off-plan. - Dubai South: 44 deals, AED 44.3 million, 100% off-plan, median AED 1,756 per sq ft. See off-plan projects in Dubai South. - Down Town Jabal Ali: 13 deals, AED 16.6 million, 100% off-plan, median AED 1,827 per sq ft. - Dubai Land Residence Complex: 24 deals, 92% off-plan, median AED 1,497 per sq ft. - Jumeirah Village Triangle: 16 deals, 81% off-plan, median AED 1,553 per sq ft. - Al Hebiah Fifth: 30 deals, AED 53.2 million, 80% off-plan, median AED 1,806 per sq ft. See off-plan projects in Al Hebiah Fifth. - Jumeirah Village Circle (JVC): 45 deals, AED 60.2 million, 44% off-plan, median AED 1,500 per sq ft. - Business Bay: 23 deals, AED 113.7 million, 35% off-plan, median AED 1,989 per sq ft. ## Dubai Islands: the largest area by value, mostly ready Dubai Islands (Palm Deira) had the most deals in the top eight at 51, worth AED 351.2 million, with a median of AED 2,115 per sq ft. Only 16% were off-plan. That is why ready sales held the larger share of value across the city that day. ## Compared with the previous week The 554 deals and AED 1.55 billion recorded compare with a daily average of 537 deals and AED 1.51 billion over the previous 7 days. Both figures are slightly above that average, by about 3% on deals and 3% on value. A single day's data can move for many reasons, so treat it as a snapshot. ## What this means for buyers - Price per sq ft differs by area. The off-plan-heavy areas above show medians between AED 1,497 and AED 1,827 per sq ft. Dubai Islands and Business Bay sit higher, at AED 2,115 and AED 1,989. - A high off-plan share is not a quality signal. It shows where launches and payment-plan sales are concentrated. Check the developer, escrow account and handover date for each project. - Ready stock suits some buyers. It can be inspected before purchase, and larger-ticket buying was weighted towards ready that day. - Property value matters for residency.
