Off-plan sales made up 60% of Dubai property deals on 23 October 2026, with 219 off-plan transactions against 148 ready sales, according to Dubai Land Department (DLD) data. By value, however, ready property led: AED 1.37 billion against AED 439 million for off-plan, largely because of a cluster of land sales.
Off-plan versus ready: the split
Dubai recorded 367 sales in total, worth about AED 1.81 billion. Off-plan led on deal count, but the picture reverses on value.
| Segment | Deals | Value (AED) |
|---|---|---|
| Off-plan | 219 (60%) | 439,267,769 |
| Ready | 148 (40%) | 1,372,390,126 |
Off-plan accounted for roughly 24% of total value. The average off-plan deal was about AED 2.0 million (our calculation from the figures above).
Why the ready value looks so large
Al Rowaiyah First recorded 12 deals worth AED 962 million, all of them ready (0% off-plan), at a median of AED 234 per sq ft. That level points to land rather than apartments. These sales make up about 70% of the day's ready value. Without them, ready sales were roughly AED 410 million across 136 deals, based on the same data.

Where off-plan buyers were buying
Among the eight busiest areas in the data, off-plan dominated in several locations:
- Dubai Investment Park First: 21 deals, 100% off-plan, median AED 1,088 per sq ft.
- Al Khairan First: 14 deals, 100% off-plan, median AED 2,464 per sq ft, AED 48.1 million in total.
- Al Yufrah 1: 24 deals, 96% off-plan, median AED 1,930 per sq ft, AED 53.8 million.
- Dubai South: 26 deals, 85% off-plan, median AED 1,789 per sq ft, AED 31.3 million.
- Dubai Land Residence Complex: 11 deals, 82% off-plan, median AED 1,361 per sq ft.
Established areas looked different. Business Bay had 14 deals, only 14% off-plan, at a median of AED 2,762 per sq ft. Jumeirah Village Circle (JVC) had 12 deals, 33% off-plan, at AED 1,338 per sq ft. Medians cover all sales in an area, not only off-plan.

Context: a quieter day by count
The 367 deals compare with an average of 490 a day over the previous seven days, about 25% lower. Daily value of AED 1.81 billion compares with an average of AED 1.25 billion, about 45% higher. One day is a snapshot, not a trend.
What this means for buyers
- Read the split by deals and by value. A few large transactions can change the value picture without changing what most buyers are doing.
- Price per sq ft varies widely by area. The off-plan-heavy areas above range from AED 1,088 to AED 2,464 per sq ft in the day's medians, so compare like with like.
- Check the details of any project. Developer, payment plan and handover date matter. Our developer directory and investor FAQ are a starting point.
