Dubai Land Department (DLD) data for 4 November 2026 shows 510 sales, of which 284 were off-plan (56%) and 226 were ready. Off-plan led on the number of deals, but ready property led on value: AED 1.03 billion against AED 487 million off-plan, out of AED 1.51 billion in total.
The split on 4 November 2026
| Deals | Value (AED) | Average deal (AED) | |
|---|---|---|---|
| Off-plan | 284 | 487 million | about 1.72 million |
| Ready | 226 | 1.03 billion | about 4.54 million |
| Total | 510 | 1.51 billion | – |
Off-plan therefore took 56% of deals but roughly 32% of value. The gap comes from deal size: the average ready sale was about 2.6 times the average off-plan sale, based on these figures.
Against the previous seven days
DLD data puts the average of the previous seven days at 554 deals and AED 1.55 billion a day. The 510 sales and AED 1.51 billion recorded on 4 November are 44 deals below that average in count and about AED 40 million below it in value.
Where off-plan buyers were buying
Eight areas accounted for 211 of the 510 sales. Their off-plan shares differed sharply:
- Dubai South: 38 deals, AED 48.4 million, 95% off-plan, median AED 1,579 per sq ft.
- Sama Al Jadaf: 22 deals, AED 23.8 million, 100% off-plan, median AED 1,947 per sq ft.
- Jabal Ali Industrial Second: 19 deals, AED 38.5 million, 100% off-plan, median AED 1,928 per sq ft.
- Dubai Land Residence Complex: 16 deals, AED 16.1 million, 81% off-plan, median AED 1,265 per sq ft.
- Al Hebiah Fifth: 20 deals, AED 29.8 million, 75% off-plan, median AED 1,793 per sq ft.
- Jumeirah Village Circle (JVC): 22 deals, AED 27.5 million, 59% off-plan, median AED 1,422 per sq ft.
- Business Bay: 36 deals, AED 96.3 million, 44% off-plan, median AED 2,597 per sq ft.
- Dubai Islands (Palm Deira): 38 deals, AED 282.7 million, 8% off-plan, median AED 1,879 per sq ft.
Dubai Islands shows the other side of the split. It tied for the most deals and had the highest value of the eight areas, yet only 8% of its sales were off-plan.
What this means for buyers
The figures describe one day, so they are not a trend. They do show that off-plan activity was concentrated in areas such as Dubai South and Jabal Ali Industrial Second, where median prices per sq ft were lower than in Business Bay. Larger-value sales were mainly ready.
Buyers comparing the two routes should look at the payment schedule, the handover date and the total cost, not only the price per sq ft. Our guide to off-plan versus ready property sets out the differences, and the page on off-plan payment plans explains how instalments work. Anyone wanting to resell before completion should read the rules in selling off-plan before handover.
