Dubai Rents 4 November 2026: Downtown AED 176,400 vs Business Bay AED 20,000

Dubai Rents 4 November 2026: Downtown AED 176,400 vs Business Bay AED 20,000

Dubai Land Department (DLD) data shows 1,239 Ejari rental contracts on 4 November 2026. All were new contracts and none were renewals. The median annual rent across these contracts was AED 51,000.

Rental contracts on 4 November 2026

Ejari is Dubai's tenancy contract registration system. The DLD figures for 4 November 2026 are:

  • Contracts registered: 1,239
  • New contracts: 1,239
  • Renewals: 0
  • Median annual rent: AED 51,000

The previous day's report showed 1,208 contracts, also all new, with a median of AED 54,000. Single-day medians move with the mix of properties registered, so one day is not a trend. Renewals showing as zero is also a feature of this data snapshot, not proof that no tenants renewed.

Median annual rent by area

The eight busiest areas accounted for 438 of the 1,239 contracts, about 35%. Business Bay had the most registrations.

Reading the gap between areas

Downtown Dubai's median of AED 176,400 is almost nine times the AED 20,000 median in Business Bay, Dubai Investment Park First and Hor Al Anz. The data does not split contracts by property type or size. The medians therefore mix different unit types and are not like-for-like comparisons.

A median of exactly AED 20,000 in three areas suggests a cluster of low-value contracts. Check the unit type before using that figure as a benchmark for a full apartment. JVC, at AED 63,000 across 41 contracts, sits close to the Jabal Ali First median of AED 60,880.

What it means for investors' yields

Gross rental yield is annual rent divided by purchase price. This dataset has rents only, so it cannot give a yield by itself. To estimate one, you need the price of a comparable unit and a rent for the same unit type and building.

Three points are worth keeping in mind:

  • Area medians should be matched to the same bedroom count and building before being used in a yield calculation.
  • New contracts show rents agreed now. Renewals can sit at a different level, and none appear in today's data.
  • Gross yield ignores service charges, vacancy and agency fees.

Buyers weighing a rented unit against a project under construction can read our comparison of off-plan and ready property. Rent only starts after handover on an off-plan purchase. If you are looking at the busiest rental areas in this report, see the off-plan projects in Business Bay and off-plan projects in Jumeirah Village Circle (JVC).

What was the median annual rent in Dubai on 4 November 2026?

The median annual rent across the contracts registered was AED 51,000, according to DLD data. It mixes all property types, so it is not the rent of a typical apartment.

Which Dubai area had the most rental contracts and what was its median rent?

Business Bay had the most contracts, with 112 and a median annual rent of AED 20,000. Downtown Dubai had 51 contracts and the highest median among the top areas, at AED 176,400.

Not on its own. A gross yield needs the purchase price as well as the rent. Match the area median to the same unit type, then divide annual rent by the price, and allow for service charges and vacancy.
