Today in numbers

  • Deals: 472
  • Total value: AED 981 million
  • Median deal value: AED 1.18 million
  • Average price: AED 1,387 per sq ft
  • Off-plan: 194 deals worth AED 446 million (41% of deals)

Ready properties led on both count and value today. Yesterday's evening wrap showed 496 deals, so today's count is slightly lower.

Liwan accounts for 142 deals

One project dominated the day. Qpoint Liwan-Plot R062 recorded 142 deals, all in Liwan, worth AED 148 million at a median of AED 1,000 per sq ft. None were off-plan. That is about 30% of all deals registered today.

Without Liwan, the rest of the market recorded 330 deals worth about AED 834 million (our calculation from the DLD figures above).

Biggest transactions and busiest projects

The largest deal was a ready general-use sale at The Oasis - Lavita in Me'aisem 2, worth AED 47.0 million for 21,876 sq ft. Three off-plan office deals at Lumena by Omniyat in Business Bay followed, at AED 29.4 million, AED 28.3 million and AED 25.1 million. A villa at Eden Hills in Dubai Hills Estate sold for AED 24.4 million.

After Qpoint Liwan, the busiest projects by deal count were:

  • Aurelia Residence: 10 deals
  • Binghatti Skyterraces: 8 deals
  • The Greens at Sobha Sanctuary: 7 deals
  • Weston: 7 deals
  • DAMAC Lagoons - Lagoon Views 13: 6 deals

The 7-day picture

Over the last seven days, DLD data shows 2,581 deals worth AED 7.44 billion, with off-plan at 55% of deals. That averages roughly 369 deals and AED 1.06 billion a day (our calculation). Today's 472 deals were above that daily average on count, while the AED 981 million value was below it. The 7-day total is lower than the AED 8.27 billion reported in yesterday's wrap.

Off-plan's 41% share today is below the weekly 55%, largely because Liwan's 142 ready deals pulled the day towards the resale side.

What to watch

Single large projects can shift a day's figures sharply, so the seven-day view is a steadier guide than any one session. For more daily figures, see our market news. This article is information, not investment advice.
