What stands out
Liwan skews the ready figure. Its 142 deals were all ready, which is about half of the day's 278 ready sales. Without it, the city-wide mix would look more off-plan heavy.
Al Yufrah 1 combines high share and higher pricing. At 78% off-plan and a median of AED 2,114 per sq ft, it posted AED 99.6 million from just 18 deals. Browse off-plan projects in Al Yufrah 1.
Dubai Land Residence Complex and Majan are smaller-ticket. Dubai Land Residence Complex (94% off-plan) recorded 17 deals worth AED 14.8 million, and Majan (82%) had 11 deals worth AED 10.2 million.
JVC and Business Bay are mixed markets. JVC had the most deals after Liwan, at 29, with 24% off-plan. Business Bay's 22 deals reached AED 115.8 million at 36% off-plan. See JVC off-plan projects and Business Bay off-plan projects.
What it means for buyers
This is a one-day snapshot, not a trend. Small areas can swing a percentage with a few deals, so an area's share is best read alongside its deal count. Median price per square foot also varies widely, from AED 1,000 in Liwan to AED 2,114 in Al Yufrah 1, so comparing like with like matters.
Buyers considering off-plan should compare payment plans, handover dates and developer track records, and check each project against their own budget.
