Rental contracts on 30 October 2026
The DLD figures for the day break down as follows:
- Total Ejari contracts: 1,570
- New contracts: 1,570
- Renewals: 0
- Median annual rent: AED 68,000
A median means half of the contracts were below AED 68,000 and half above. It is not an average, and it mixes studios, apartments and villas. Read it as a snapshot of the day, not a price for any one type of home.
Median annual rents by area
The eight areas with the most registrations accounted for 621 of the 1,570 contracts, about 40% of the day's total.
| Area | Contracts | Median annual rent (AED) |
|---|---|---|
| Business Bay | 106 | 60,000 |
| Port Saeed | 99 | 1,000,000 |
| Jabal Ali First | 90 | 64,000 |
| Al Khairan First | 83 | 115,000 |
| Downtown Dubai | 77 | 135,000 |
| Jumeirah Village Circle (JVC) | 64 | 62,400 |
| Al Khabeesi | 52 | 15,000 |
| Dubai Marina | 50 | 114,839 |
The spread is wide. Downtown Dubai's median of AED 135,000 is more than double Business Bay's AED 60,000, and JVC sits close to Business Bay at AED 62,400. Dubai Marina's median was AED 114,839.
Read the outliers with care
Two figures stand out. Port Saeed shows a median of AED 1,000,000 across 99 contracts, and Al Khabeesi shows AED 15,000 across 52. Both are far from the citywide median of AED 68,000. The data does not say what property types sit behind them, so they should not be used as a guide to typical rents in those areas. Check the unit type and the individual contract before drawing a conclusion.
New contracts versus renewals
The DLD data for the day lists 1,570 new contracts and 0 renewals. That is the figure as reported. A single day cannot show how tenants behave over a year, so it says little about retention or the broader renewal trend.
What it means for investors' yields
The data covers rents only, so it cannot give a yield on its own. Gross rental yield is the annual rent divided by the purchase price. To estimate it, you need the price of a comparable unit in the same building or area.
Investors can use the day's figures in two ways:
- Compare areas: the medians show where rents sit relative to each other, such as Business Bay, JVC and Downtown Dubai.
- Test assumptions: if a brochure quotes an expected rent, compare it with registered Ejari levels for the same area and unit type.
Service charges, vacancy periods and fees reduce a gross figure, so net returns will be lower. This is information, not investment advice.

Not on its own, because the data covers rents and not purchase prices. Divide the annual rent for a comparable unit by its purchase price to get a gross yield. Service charges and vacancy then lower the net return.
