Dubai recorded 286 off-plan sales and 185 ready sales on 27 October 2026, according to Dubai Land Department (DLD) data. Off-plan therefore made up 61% of the 471 deals. Ready homes were worth more in total, at AED 721.2 million against AED 599.8 million for off-plan.
Off-plan v ready: the split
Together the two segments came to about AED 1.32 billion. Off-plan led on the number of deals, while ready property led on value.
| Segment | Deals | Value | Average per deal* |
|---|---|---|---|
| Off-plan | 286 | AED 599.8 million | AED 2.10 million |
| Ready | 185 | AED 721.2 million | AED 3.90 million |
| Total | 471 | AED 1.32 billion | – |
*Our calculation: segment value divided by number of deals.
Off-plan accounted for roughly 45% of the total value but 61% of the deals. The average ready sale was therefore larger than the average off-plan sale on the day.
Against the previous seven days
DLD data puts the average of the previous seven days at 494 deals and AED 1.44 billion a day. The 471 deals recorded on 27 October 2026 are about 5% below that deal average. The AED 1.32 billion total is about 9% below the value average.
Where off-plan buyers are buying

- Jabal Ali Industrial Second: 20 deals, AED 17.3 million, 100% off-plan, median AED 1,742 per sq ft.
- Al Yufrah 1 (The Valley & Sobha Sanctuary): 19 deals, AED 54.7 million, 95% off-plan, median AED 1,930 per sq ft.
- Dubai Production City: 15 deals, AED 25.1 million, 73% off-plan, median AED 1,578 per sq ft.

JVC had the most deals, but it had the lowest off-plan share of the eight areas. Al Rowaiyah First had the highest total value among them, with 15 deals worth AED 74.0 million, and the highest median price per sq ft at AED 2,652.
What it means for buyers
This is a one-day snapshot, not a trend. Even so, it shows a few things worth knowing.
- Price per sq ft varies widely. The medians above run from AED 1,502 in JVC to AED 2,652 in Al Rowaiyah First. Compare like with like, by area and by project.
- Off-plan means a different purchase. Buyers in areas such as Dubai South and Al Yufrah 1 are mostly buying homes still to be built. Check the developer, payment plan and handover date before committing.
- Ready homes can suit different goals. Their higher average deal value reflects larger or more expensive purchases. Buyers who want to move in or let straight away may weigh that against off-plan pricing.
- Residency rules matter. If a Golden Visa is part of your plan, read the Golden Visa through property guide before choosing between off-plan and ready.
