Dubai Land Department (DLD) data shows 1,447 rental contracts registered on 26 October 2026, all of them new contracts and none renewals. The median annual rent across these contracts was AED 60,000. Business Bay was the busiest area with 111 contracts at a median of AED 61,000.

Dubai rental market on 26 October 2026: the headline figures

The figures below come from DLD open data on Ejari, the system in which Dubai tenancy contracts are registered.

  • Contracts registered: 1,447
  • New contracts: 1,447
  • Renewals: 0
  • Median annual rent: AED 60,000

The data records no renewals for the day. It does not say why, so it is best to read the day as a snapshot of new lettings rather than a full picture of the market.

Median annual rents by area

The eight busiest areas accounted for 528 of the 1,447 contracts, or about 36%. Medians vary widely between them.

AreaContractsMedian annual rent (AED)
Business Bay11161,000
Jabal Ali First7458,500
Al Mararr7145,000
Jumeirah Village Circle (JVC)6760,000
Al Khairan First62110,000
Downtown Dubai57205,000
Dubai Investment Park First4920,000
Al Goze Industrial Second3760,000

Downtown Dubai had the highest median of the eight at AED 205,000, followed by Al Khairan First at AED 110,000. Dubai Investment Park First had the lowest at AED 20,000. Business Bay, JVC and Al Goze Industrial Second sit close to the citywide median of AED 60,000.

A median covers every property type in an area, from studios to larger homes. The data does not break contracts down by size or type, so area medians should not be compared like for like.

New contracts versus renewals

All 1,447 contracts were new. For an owner, a new contract means a tenant has just agreed a rent at current market levels, which makes new-contract medians a useful reference point for what a vacant unit is achieving today. Renewals, which are often agreed within existing terms, are absent from this day's data.

What it means for investors' yields

Gross rental yield is the annual rent divided by the purchase price. The DLD rent data above gives the first half of that calculation. It does not include purchase prices for the same properties, so no yield is calculated here.

Investors comparing areas can use the medians as a starting point:

  • Check the median rent for the specific area and unit type against the price being asked.
  • Remember that service charges, vacancy periods and fees reduce net returns.
  • Treat one day of data as a snapshot, not a trend.

This is information, not investment advice, and rents can differ from one building to the next.
