Rental contracts on 30 October 2026
- Ejari contracts registered: 1,549
- New contracts: 1,549
- Renewals: 0
- Median annual rent: AED 69,231
The previous day's report on our market news pages also showed a fully new-contract picture, so the zero-renewal reading is not a one-day exception in this dataset.
Median annual rent by area
The eight busiest areas by contract count accounted for 613 of the 1,549 contracts, about 40% of the day's total. Their medians, from DLD data, are below.
| Area | Contracts | Median annual rent (AED) |
|---|---|---|
| Business Bay | 104 | 60,000 |
| Port Saeed | 99 | 1,000,000 |
| Jabal Ali First | 89 | 64,000 |
| Al Khairan First | 83 | 115,000 |
| Downtown Dubai | 77 | 135,000 |
| Jumeirah Village Circle (JVC) | 62 | 64,900 |
| Al Khabeesi | 52 | 15,000 |
| Dubai Marina | 47 | 110,000 |
How to read the area figures
Business Bay recorded the most contracts, 104, at a median of AED 60,000. Jabal Ali First (AED 64,000) and JVC (AED 64,900) sit close to it. Downtown Dubai (AED 135,000) and Dubai Marina (AED 110,000) have higher medians.
Two figures stand out. Port Saeed shows a median of AED 1,000,000, and Al Khabeesi shows AED 15,000. The data does not break contracts down by property type, size or use, so a single day's median can be pulled by a few large or small leases. Treat these two numbers as a snapshot of the day's contract mix, not as a typical residential rent for the area.
What it means for investors' yields
Gross rental yield is annual rent divided by purchase price. Today's DLD rental data gives the rent side only, so it does not allow a yield to be calculated. Investors need the purchase price and the unit type for the same area to compare like with like.
Some points the data does support:
- A fully new-contract day means the rents recorded reflect current market agreements, not renewals of older leases.
- Medians differ widely between areas, so a citywide figure of AED 69,231 is a poor guide to any one building.
- One day of data is a snapshot. Trends need several weeks of figures.
Buyers looking at new supply can browse off-plan projects in Business Bay and off-plan projects in Jumeirah Village Circle (JVC), two of the areas with the most rental registrations today. For general questions on costs and ownership, see the investor FAQ.

Frequently asked questions
How many Ejari rental contracts were registered in Dubai on 30 October 2026?
Dubai Land Department (DLD) data shows 1,549 Ejari contracts registered on 30 October 2026. All were new contracts and none were renewals.
What was the median annual rent in Dubai on 30 October 2026?
The median annual rent across the day's contracts was AED 69,231, according to DLD data. Area medians vary widely, from AED 60,000 in Business Bay to AED 135,000 in Downtown Dubai.
Can I work out rental yield from this data?
Not on its own. Yield needs the purchase price as well as the annual rent. This data gives rents only, so compare it with sale prices for the same area and property type.
Why is the median rent in Port Saeed AED 1,000,000?
The DLD data does not split contracts by property type or size. A median of AED 1,000,000 across 99 contracts probably reflects the day's contract mix, so it should not be read as a typical home rent.
