Rental market snapshot, 23 October 2026
- Contracts registered: 1,170
- Median annual rent: AED 65,000
- New contracts: 1,170
- Renewals: 0
The median is the middle rent in the day's registrations. Half of the contracts were below AED 65,000 and half above. It is not an average, so a few very high or very low rents do not move it much.
Median annual rents by area
The eight areas with the most registrations on the day accounted for 485 of the 1,170 contracts, about 41% of the total.
| Area | Contracts | Median annual rent (AED) |
|---|---|---|
| Business Bay | 121 | 60,000 |
| Al Khairan First | 105 | 110,000 |
| Jabal Ali First | 56 | 63,424 |
| Al Mararr | 55 | 45,000 |
| Dubai Marina | 42 | 105,000 |
| Jumeirah Village Circle (JVC) | 41 | 60,000 |
| Dubai Production City | 34 | 65,000 |
| Downtown Dubai | 31 | 142,500 |
Business Bay had the most registrations, with 121 contracts at a median of AED 60,000. Al Khairan First followed with 105 contracts at AED 110,000, well above the citywide median. Downtown Dubai had the highest median of the eight areas, at AED 142,500, from 31 contracts.
What the spread tells us
JVC and Business Bay both show a median of AED 60,000, and Dubai Production City sits at AED 65,000, the same as the citywide figure. Dubai Marina (AED 105,000) and Al Khairan First (AED 110,000) are close to each other, while Al Mararr is the lowest at AED 45,000.
The data does not split contracts by bedrooms or property type. A median therefore reflects the mix of homes let that day, not the rent for a specific apartment. Compare like with like before drawing conclusions about any one building.
New contracts and renewals
All 1,170 contracts on 23 October 2026 are classed as new, and renewals are recorded as zero. This is a single day's snapshot, so it should not be read as a trend. It does show that the day's registrations reflect tenants moving into properties, not staying put.
What it means for investors' yields
Gross rental yield is the annual rent divided by the purchase price. The DLD rental data above gives the rent side only. This article does not include purchase prices, so it does not calculate yields.
Investors can use the medians as a reference point. If you are considering a property in Business Bay, compare the AED 60,000 median with the price of the specific unit you are looking at. Remember that service charges and vacancy periods reduce what an owner keeps.
