Sheikh Mohammed Bin Zayed Road and Al Khail Road are the main roads nearby. The area suits first-time buyers, investors looking at smaller apartments, and tenants who want lower rents than in Downtown or the Marina.

How to buy off-plan in Avana Residences

  1. Choose a unit and reserve it. You pay a booking deposit. Under the plan, 10% is due on booking.
  2. Sign the sales and purchase agreement (SPA). Read the payment schedule, handover date and specification.
  3. Register with the DLD. The sale is recorded on the Oqood system. The DLD fee is 4% of the price, plus admin fees.
  4. Pay into escrow. Dubai law requires off-plan buyer payments to go into a project escrow account, not to the developer directly. Confirm the account details on your SPA.
  5. Pay as construction moves on. Here that means 50% during construction, 10% at handover, then 1.25% a month for 24 months.

Foreign buyers can purchase in freehold areas such as JVC. The Golden Visa needs property worth AED 2 million or more. The highest listed price here is AED 1,883,307, so a single unit would be below that. Rules change, so check the current requirements.
