Off-plan property in Dubai is bought from the developer before it is finished, usually with 10–20% down and the rest paid during construction and at handover. Ready property is finished and can be lived in or rented out straight away, but you normally pay the full price at transfer, in cash or with a mortgage. Off-plan suits buyers who want lower upfront payments and a new home in 2–4 years; ready suits buyers who want rent or a home now.

What is off-plan property in Dubai?
An off-plan home is a unit in a project that is registered with the Dubai Land Department but not yet completed. Your purchase is registered on Oqood, and your payments go into the project's escrow account, which the developer can draw from only as construction progresses. Each project page on BuyDubai shows the DLD project number, escrow bank, construction progress and expected handover date.
When off-plan makes sense
- You want to spread the cost over several years without a bank loan (see payment plans).
- You want a new home in a new community and can wait 2–4 years.
- You want to buy at launch prices in an area that is still growing.
When ready property makes sense
- You want rental income now (compare rental yields by area).
- You want to move in soon or need the home for a visa straight away.
- You want to see exactly what you're buying, including the view and the neighbours.
Can you get a mortgage on off-plan property in Dubai?
Banks rarely lend in the early stages of construction. Most off-plan buyers use the developer's payment plan and, if needed, take a mortgage for the final payment near handover, once the bank can value the finished unit. Some banks finance projects that are well advanced by approved developers.
Frequently asked questions
Is off-plan cheaper than ready in Dubai?
Launch prices can be lower than finished homes nearby, but generous payment plans often come with a higher price. Compare the price per sq ft with ready homes in the same area.
Can I sell off-plan property before handover?
Often, yes, once you've paid a set share of the price. See selling off-plan property in Dubai.
Is off-plan property safe in Dubai?
Dubai's escrow law protects off-plan buyers' payments, and every project must be registered with the DLD. Risks remain, mainly delays, so check the developer's track record and the project's progress before you buy.
