Dubai recorded 367 property sales worth AED 1.81 billion on 23 October 2026, according to Dubai Land Department (DLD) open data. That is about 25% fewer deals than the previous 7-day daily average of 490, while total value was about 45% higher than the average of AED 1.25 billion. Off-plan units made up 60% of deals.
Today against the previous 7 days
The number of transactions fell below the recent run-rate, but the value rose. The gap is explained largely by a handful of very large land transactions, covered below.
| Measure | 23 October 2026 | Previous 7-day daily average |
|---|---|---|
| Deals | 367 | 490 |
| Value | AED 1.81 billion | AED 1.25 billion |
The median sale price was AED 1.65 million and the average price was AED 1,763 per sq ft, based on DLD data.
Off-plan share: 60% of deals
Of the 367 deals, 219 were off-plan and 148 were ready properties. By value the picture is reversed: off-plan sales totalled AED 439 million, while ready sales totalled AED 1.37 billion. Off-plan therefore accounted for roughly a quarter of the day's value, a result of the land sales being recorded as ready.
- Off-plan: 219 deals, AED 439.3 million
- Ready: 148 deals, AED 1.37 billion

| Dubai Land Residence Complex | 11 | AED 9.8 million | 82% |
Most of the high-volume areas were dominated by off-plan sales. Business Bay was the exception among the larger areas, with 14% off-plan. Readers can look at off-plan projects in Dubai South and off-plan projects in Al Yufrah 1 for the two busiest locations.
Why value rose: land in Al Rowaiyah First
Al Rowaiyah First recorded 12 deals worth AED 962.4 million. The six largest transactions of the day were all land sales in the area, ranging from AED 60.3 million to AED 214.5 million and together totalling about AED 657 million. The largest, at AED 214.5 million, covered 917,459 sq ft.
Excluding Al Rowaiyah First, the remaining 355 deals were worth about AED 849 million. The area's median of AED 234 per sq ft reflects land, so it should not be compared with apartment or villa prices elsewhere.
Most active projects
By number of deals, the most active projects were The Woods (18), Azizi Venice 7 (12), Valia (11), Raw District 2 by Imtiaz (8), Verdana 4 (8) and Weston (7).
