The day in numbers
The median deal price was AED 1.65 million, and the average price was AED 1,763 per sq ft. The figures below are from DLD data for 23 October 2026.
| Measure | 23 October 2026 | Last 7 days |
|---|---|---|
| Deals | 367 | 2,467 |
| Total value | AED 1.81 billion | AED 6.97 billion |
| Off-plan share of deals | 60% | 62% |
| Median deal | AED 1.65 million | n/a |
Spread evenly, the seven-day totals work out at about 352 deals and AED 995 million a day.
Off-plan leads on count, ready leads on value
There were 219 off-plan deals worth AED 439 million and 148 ready deals worth AED 1.37 billion. Off-plan therefore accounted for about 24% of the day's value, and ready property for about 76%.
The gap is largely explained by land. Al Rowaiyah First recorded 12 deals worth AED 962 million, all ready (0% off-plan). That is about 53% of the day's total value. Without that area, the rest of the market recorded 355 deals worth about AED 849 million.

The largest transactions
The six biggest deals of the day were all land sales in Al Rowaiyah First. The largest was AED 214.5 million for 917,459 sq ft. The next two were AED 134.4 million and AED 126.3 million. Land priced by plot size is not comparable with apartments, which is why the area's median of AED 234 per sq ft sits far below the market-wide AED 1,763.
What the 7-day picture shows
The off-plan share is 62% over seven days and 60% today, so the mix is broadly in line. Today's headline value is lifted by a handful of large land deals, so the median price and the area figures give a better view of typical apartment and villa activity.
