Dubai recorded 367 property sales worth AED 1.81 billion on 23 October 2026, according to Dubai Land Department (DLD) open data. That is fewer deals than the previous 7-day daily average of 490, but a higher total value than the average of AED 1.25 billion. Off-plan homes accounted for 60% of the day's deals.
Dubai sales on 23 October 2026 compared with the previous 7 days
Deal count was about 25% below the previous 7-day daily average. Total value was about 45% above it.
| Measure | 23 October 2026 | Previous 7-day daily average |
|---|---|---|
| Sales transactions | 367 | 490 |
| Total value | AED 1.81 billion | AED 1.25 billion |
The day's median sale price was AED 1.65 million, and the average price was AED 1,763 per sq ft, per DLD data.
Why value rose while deal numbers fell
The gap comes from a small number of very large land transactions. Al Rowaiyah First recorded 12 deals worth AED 962.4 million, about 53% of the day's total value. All 12 were ready (not off-plan) and the area's median price was AED 234 per sq ft.
The six biggest sales of the day were all land plots in Al Rowaiyah First:
- AED 214.5 million for a plot of 917,459 sq ft
- AED 134.4 million for a plot of 574,669 sq ft
- AED 126.3 million for a plot of 540,044 sq ft
- AED 60.5 million for a plot of 258,905 sq ft (two separate deals at this value and size)
- AED 60.3 million for a plot of 257,914 sq ft
Together these six deals came to about AED 656.6 million. Excluding all Al Rowaiyah First deals, the remaining 355 sales were worth about AED 849.3 million. Land sales of this size are not typical of homebuyer activity, so the headline value should be read with that in mind.
Off-plan share: 60% of deals, 24% of value
Off-plan sales numbered 219 and ready-property sales 148. By value the split is the other way round, again because of the land deals.
| Segment | Deals | Value |
|---|---|---|
| Off-plan | 219 | AED 439.3 million |
| Ready | 148 | AED 1.37 billion |
