The figures below come from DLD open data for the day.

  • Ejari contracts registered: 1,556
  • Median annual rent: AED 54,550
  • New contracts: 1,556
  • Renewals: 0

The dataset records no renewals for the day, so a comparison of new lettings against renewals cannot be drawn from this release. Readers should treat the "all new" result as how the data is classified, not as a market trend.

Median annual rent by area

The eight areas with the most contracts account for 552 of the 1,556 registrations, around 35%.

What the spread shows

Medians vary widely. Downtown Dubai (AED 220,000) and Dubai Marina (AED 115,000) sit well above the citywide median of AED 54,550. The two Dubai Investment Park areas, at AED 20,000 and AED 15,000, sit well below it.

The data does not split contracts by unit type or size. Part of the gap between areas will therefore reflect the mix of properties let that day, not only location. Business Bay (AED 55,500) is close to the citywide median, and JVC (AED 60,000) is slightly above it.

What it means for investors' yields

Gross rental yield is the annual rent divided by the purchase price. A rent figure alone does not give a yield. An investor needs the price paid for a comparable unit in the same area, plus costs such as service charges and vacancy periods.

This release gives rents only, so no yield is calculated here. A useful step is to set an area's median rent beside recent sale prices for similar units in the same building or community. Compare like with like, because a single day's median can move with the contracts registered.

Buyers considering new launches can browse all Dubai off-plan projects and look at areas that appear in today's rent data, such as Business Bay, Jumeirah Village Circle (JVC) and Dubai Investment Park First. Off-plan rents depend on the finished unit, so today's figures are a reference point, not a promise of future income.
