Rents by area: the eight busiest

The table lists the areas with the most registered contracts. Together they account for 487 of the 1,181 contracts, about 41% of the day's total.

What the spread shows

Downtown Dubai's median of AED 142,500 is more than double Business Bay's AED 60,000 and about three times Al Mararr's AED 45,000. Dubai Marina (AED 105,000) and Al Khairan First (AED 110,000) sit in between.

Business Bay and Jumeirah Village Circle (JVC) share the same median, AED 60,000. Dubai Production City matches the citywide median at AED 65,000.

These are medians of all contracts registered in each area. The data does not split them by unit size or type, so a high median can reflect larger homes as well as higher rents per square foot.

New contracts versus renewals

All 1,181 contracts on the day were new registrations, with 0 renewals. That is a single day's snapshot, not a trend. It says nothing on its own about whether rents are rising or falling.

What it means for investor yields

Gross rental yield is the annual rent divided by the purchase price. The DLD figures above give the rent side only. The data for this article contains no purchase prices by area, so it does not support a yield figure.

Investors can use the medians as a reference point. Compare the rent for a similar unit with the price of the property you are considering, and allow for service charges and vacancy. Our investing FAQ covers the costs involved.

Several of the busiest rental areas also have projects under construction. See off-plan projects in Business Bay, Jumeirah Village Circle (JVC) and Al Khairan First, or browse all Dubai off-plan projects. For more daily figures, see our market news.
