Ejari is Dubai's system for registering tenancy contracts. A registered contract is a lease signed and recorded, not a measure of how many homes are vacant or listed.
Median annual rents by area
The eight busiest areas by contract count are below. Together they account for 431 of the 1,208 contracts, about 36% of the day's total.
| Area | Contracts | Median annual rent (AED) |
|---|---|---|
| Business Bay | 91 | 32,000 |
| Al Khairan First | 70 | 100,000 |
| Downtown Dubai | 51 | 165,000 |
| Jabal Ali First | 48 | 52,825 |
| Dubai Investment Park First | 46 | 20,000 |
| Jumeirah Village Circle (JVC) | 43 | 62,000 |
| Hor Al Anz | 41 | 20,000 |
| Dubai Investment Park Second | 41 | 15,000 |
The spread is wide. Downtown Dubai's median of AED 165,000 is 11 times that of Dubai Investment Park Second at AED 15,000.
How to read these medians
The data does not break contracts down by unit type, size or furnishing. A low median does not necessarily mean a cheaper area for the same home. It may reflect a mix of smaller units, shared accommodation or older stock. Business Bay's median of AED 32,000 sits well below the citywide AED 54,000, which is a reminder to compare like with like before drawing conclusions.
Several of the busiest areas, such as Dubai Investment Park and Hor Al Anz, show medians of AED 15,000 to AED 20,000. Medians from a single day's registrations can also move with a small number of contracts.
New contracts versus renewals
All 1,208 contracts on 3 November 2026 are classed as new, and the renewals count is zero. Readers should treat that with care. It may reflect how the day's data was compiled rather than a real absence of renewals, so it is best not to read it as a signal about tenant behaviour. A fuller picture needs several days or weeks of data. You can follow the daily series in our Dubai market news.
What it means for investors' yields
Rent is only one half of a gross yield. The calculation is annual rent divided by purchase price, and today's data contains rents only. It gives no sale prices, so no yield can be worked out from it alone.
- Use the same unit type. Compare a rent with the price of a similar unit in the same building or community.
- Allow for costs. Service charges, maintenance and vacancy reduce the net figure.
- Look at the trend. One day of registrations is a snapshot, not a forecast.
Buyers considering rental income can browse off-plan projects in Business Bay and Jumeirah Village Circle (JVC), two areas in today's top eight. Other communities are listed in off-plan projects by area. For general questions, see the investing in Dubai real estate FAQ.
