Location: Jabal Ali Industrial 2
Jabal Ali Industrial 2 is in the south-west of Dubai, in the wider Jabal Ali area. The area is known for its industrial and logistics activity, and for its closeness to Jebel Ali Port and Sheikh Zayed Road (E11). Residential towers are less common here than in established communities, so the surroundings may change over time.
The location may suit buyers who work in the Jebel Ali area and want a shorter commute. It may also suit investors who want a lower entry price than many central Dubai areas. Visit the site and the neighbourhood before you buy. Check the commute, nearby shops, schools and services for yourself. See all off-plan projects in Jabal Ali Industrial 2 to compare.
Construction progress and handover
The DLD register shows 13% progress, with works starting in October 2024. Expected completion is Q2 2027. This is an expected date, not a promise. Dates can move, so check the following before you buy:
- The handover date written in the Sales and Purchase Agreement (SPA).
- What happens if the handover is delayed.
- The latest progress report from the developer or DLD.
- The escrow account details for the project.
- Which service charges and fees apply on handover. The listed service charge is AED 14.5 per sq ft.
Payment plans
Two plans are listed:
- 30/70: 10% on booking, 20% during construction, 70% on handover.
- 2.5-year post-handover plan: 10% on booking, 20% during construction, 40% on handover, 30% over 30 months after handover.
Payment dates and instalment sizes depend on the unit. Ask Dani for the payment schedule for the exact apartment.

How to buy off-plan in Eleve
- Choose a unit and reserve it. You pay a booking deposit and sign a reservation form.
- Sign the SPA. Read the handover date, payment schedule and delay terms.
- Register with DLD. The sale is registered in the Oqood system. The DLD fee is 4% of the price, plus admin fees.
- Pay into escrow. Under Dubai law, buyer payments for registered off-plan projects go into a regulated escrow account, not to the developer directly.
- Handover. You inspect the unit, pay what is due and receive the keys.
Foreign buyers can usually buy in designated freehold areas. Confirm that this applies to the project before you pay. A property worth AED 2 million or more may help you apply for the Golden Visa, subject to current rules. Some Eleve units are listed above that figure, but eligibility depends on your own case. More answers are in the Dubai property buying FAQ.
