Location: Dubai South

Dubai South is a large master-planned district in the south-west of Dubai. It is built around Al Maktoum International Airport (DWC) and sits near the former Expo 2020 site, now Expo City Dubai. Jebel Ali is also close by. On DLD records the area appears as Madinat Al Mataar, which is why the official paperwork may use that name instead of Dubai South.

The district is still developing. It is usually considered by:

  • Buyers who want a newer, planned community rather than an established one.
  • Investors who are interested in the long-term growth of the airport and logistics area.
  • People who work near the airport, Jebel Ali or Expo City.

Check the drive times to your own workplace, schools and shops before you decide. Facilities in new districts often arrive in stages. See other projects in the area on our Dubai South off-plan page.

Construction progress and handover

DLD shows 0% construction progress. Construction is planned to start in April 2026, so the project has not been built. Expected completion is Q1 2030. This is the date on the register, not a promise. Handover dates can move.

Before you buy, it is worth checking:

  • The handover date written in the sale and purchase agreement (SPA).
  • What happens if the date is delayed.
  • That construction has started as planned, using updated DLD progress figures.
  • That the project is registered and has an escrow account.

About the developer

The registered developer is Emaar Dubai South Dwc LLC. The name points to a link with Emaar, one of Dubai's best-known developers, which is behind Downtown Dubai and Dubai Mall. The DLD record, however, names this specific company. Ask Dani to confirm the exact developer entity and its track record before you sign anything. You can see its other listings on the Emaar Dubai South Dwc developer page.

How to buy off-plan in Golf Fields

  1. Get the price list and payment plan. These are not in the DLD data. Ask Dani for the latest prices, floor plans and payment plan.
  2. Reserve a unit. You pay a reservation deposit and the developer holds the unit for you.
  3. Sign the SPA. Read the payment schedule, handover date and delay terms carefully.
  4. Register with DLD. Off-plan sales are registered on the Oqood system. The DLD fee is 4% of the purchase price, plus smaller admin fees.
  5. Pay through escrow. Under Dubai law, buyer instalments for registered off-plan projects go into a regulated project escrow account. Do not pay the developer directly outside the agreed process.
  6. Handover. Once the project is complete, you pay any final instalment and take over the unit.

Foreign buyers can generally buy in designated freehold areas. Confirm this for Golf Fields with Dani. The Golden Visa has a property threshold of AED 2 million. Whether a unit qualifies depends on its price, which is not yet known here. For more on the process, see our Dubai property buying FAQ or browse all Dubai off-plan projects.
