Location: Dubai South

Dubai South is a large master-planned district in the south-west of Dubai. It is built around Al Maktoum International Airport (DWC) and is close to the Expo 2020 site, now known as Expo City Dubai. The DLD records this area as Madinat Al Mataar, which is why the official name differs from the one most buyers use.

The district is reached from Sheikh Mohammed Bin Zayed Road (E311) and Emirates Road (E611), and it sits near Jebel Ali. It is still developing, with a mix of residential, logistics, business and airport-related zones planned. It may suit:

  • Buyers who want a new community and are comfortable with a longer-term view of how it develops.
  • Investors looking at the airport, logistics and business activity in the area.
  • People who work in the south of Dubai or near the airport and want a shorter commute.

Check travel times to your workplace, schools and shops yourself. These can change as roads and facilities are completed. You can compare other projects on our page for off-plan projects in Dubai South.

Construction progress and handover

The DLD register shows 0% construction progress. Construction is due to start in April 2026, and expected completion is Q3 2029. That is an expected date, not a promise. Off-plan dates can move, so treat the date as a target.

Before you buy, check these points:

  • The latest progress percentage on the DLD register, which is updated as the build moves forward.
  • The handover date written in the Sales and Purchase Agreement (SPA).
  • What the contract says if the handover is delayed.
  • The service charge estimate for the community.

The developer is registered as Emaar Dubai South Dwc LLC. The name suggests a link to the Emaar group, but the register data does not describe that relationship. How to buy off-plan in Grove Ridge

  1. Get the price list and payment plan. These are not in the register data. Contact Dani for current prices, available units, floor plans and the payment plan.
  2. Reserve a unit. You pay a reservation deposit and the unit is held for you.
  3. Sign the SPA. Read the payment schedule, handover date and delay terms carefully.
  4. Register with DLD. Off-plan sales are recorded on the Oqood system. The DLD registration fee is 4% of the purchase price. There may also be admin fees.
  5. Pay into escrow. Under Dubai law, buyer instalments for off-plan projects go into a regulated escrow account, which is used for construction.
  6. Handover. You inspect the unit, pay any final balance and receive the keys.

Foreign buyers can generally purchase in designated freehold areas of Dubai. A property valued at AED 2 million or more may qualify the owner for a Golden Visa, subject to current rules. Because prices are not published here, ask Dani whether any unit would meet that threshold. For more answers, see the buying in Dubai FAQ or browse all Dubai off-plan projects.
