Location: Dubai South

Dubai South is a large master-planned district in the south-west of Dubai. It is built around Al Maktoum International Airport and is close to Expo City Dubai. The DLD records the area as Madinat Al Mataar, which roughly translates as "airport city". Most buyers simply search for it as Dubai South.

The district is still developing. It may suit buyers who:

  • want to buy early in a growing part of Dubai;
  • work in or near the airport, logistics or aviation sectors;
  • are comfortable with a longer-term view, as local services and neighbourhood life build up over time.

Before you buy, check the drive times to your workplace and to central Dubai. Visit the area at different times of day. You can also compare other schemes on our page for off-plan projects in Dubai South.

Construction progress and handover

The DLD shows that construction began in April 2026 and that progress stands at 4%. Expected completion is Q1 2028. This is an early-stage project, so the handover date is a forecast and could change.

Before you commit, it is sensible to:

  • ask for the latest progress figure, as the DLD number is updated over time;
  • read the handover clause and the delay terms in the sale and purchase agreement (SPA);
  • confirm the project number (4447) and the escrow account details with the developer or through Dani;
  • check the floor plan, unit number and service charge estimate for the unit you want.

How to buy off-plan in Nanma Lotus

  1. Choose a unit and reserve it. You pay a reservation deposit and sign a reservation form. Ask for the amount in writing.
  2. Sign the SPA. The sale and purchase agreement sets out the price, the payment schedule and the handover terms. Read it fully.
  3. Register with the DLD. Off-plan sales are registered on the Oqood system. The DLD registration fee is 4% of the purchase price, plus smaller admin fees.
  4. Pay into escrow. Under Dubai law, buyer instalments for registered off-plan projects are paid into a project escrow account. Never pay into a personal or company account that is not the named escrow account.
  5. Handover. You receive the unit once the building is completed and the final payment terms are met.

Foreign buyers can generally purchase property in designated freehold areas of Dubai. Residential property worth AED 2 million or more may qualify the owner for a Golden Visa, subject to the current rules. Check the latest requirements before you rely on this. Our buying in Dubai FAQ covers the process in more detail.
