Location: Dubai South

Dubai South is a large master-planned district in the south-west of Dubai. It is best known for its position around Al Maktoum International Airport and its closeness to the former Expo 2020 site, now Expo City Dubai. On the DLD register the area appears as Madinat Al Mataar, which is why you may see both names.

The district is still developing. Buyers often look at it for lower entry prices than central Dubai and for its long-term plans linked to aviation, logistics and new residential communities. It may suit investors with a medium to long horizon, and buyers who work in the south of the city or near the airport. It is a less established neighbourhood than Downtown or Dubai Marina, so check current travel times and nearby services yourself.

You can compare other projects in the district on our Dubai South off-plan page.

Construction progress and handover

The DLD data shows construction progress of 1%, with work starting in March 2026. Expected completion is Q1 2028. This is the date on the register. It is an expectation, not a fixed promise, and off-plan dates can move.

Before you reserve a unit, it is sensible to:

  • Ask for the latest progress figure, as the 1% reflects the register at the time of writing.
  • Check that the handover date in the sales offer matches the date in the Sales and Purchase Agreement (SPA).
  • Ask what happens if the project is delayed.
  • Confirm the payment schedule is linked to construction milestones.
  • Ask for floor plans, the specification list and the service charge estimate.

About the developer

The developer is Mirfa Harmony Real Estate Development L.L.C. It is not one of Dubai's largest household-name developers, so look closely at its record. Ask about projects it has already delivered, and read the SPA with care. You can see more from this developer on our Mirfa Harmony projects page.

How to buy off-plan in Stories by Mirfa

  1. Get the facts. Request the price list, floor plans and payment plan from Dani.
  2. Reserve a unit. You normally pay a reservation deposit and sign a booking form.
  3. Sign the SPA. This sets out the price, payment schedule and handover terms. Read it before signing.
  4. Register with the DLD. Off-plan sales are registered on the DLD's Oqood system. The DLD registration fee is normally 4% of the purchase price, plus smaller admin fees.
  5. Pay into escrow. Under Dubai law, buyer payments for registered off-plan projects go into a project escrow account. The developer can only draw on it as construction progresses.
  6. Handover. You pay any final instalment and complete the handover once the unit is ready.

If the price of a unit is AED 2 million or more, the buyer may be able to apply for a Golden Visa. Rules and conditions change, and off-plan property can be treated differently, so confirm the current requirements with the authorities before you rely on it.
