Location: Dubai South

Dubai South is a large master-planned area in the south-west of Dubai. It is built around Al Maktoum International Airport and is close to Expo City Dubai. The DLD records the area under the name Madinat Al Mataar, which is why you may see both names in documents.

The area is still developing. It is a growth location rather than an established neighbourhood, so day-to-day services and transport links are still being built out. Check the current state of roads, schools and shops on a visit before you decide.

Dubai South may suit:

  • Buyers who want a newer, planned community and are happy to wait until 2029.
  • Investors looking at the long-term plans for the airport district.
  • People who work near the airport, the logistics zones or Expo City.

You can compare other launches on our page for off-plan projects in Dubai South.

Construction progress and handover

The DLD shows 0% progress. Construction starts in May 2026, and expected completion is Q1 2029. The project is therefore at a very early stage. It is not ready, and nothing can be viewed on site beyond the land and any sales gallery.

Handover dates in Dubai are expected dates, not promises. Before you buy, it is sensible to:

  • Check the project on the DLD register and confirm the project number, 4357.
  • Read the handover clause and any delay terms in the sale and purchase agreement (SPA).
  • Ask for the escrow account details.
  • Track progress through the DLD's updates once building starts.

For any developer, you should check delivered projects, not only new launches.

How to buy off-plan in Zura Residences

  1. Choose a unit. Ask for the availability list, floor plans and price list.
  2. Reserve it. You pay a booking deposit and sign a reservation form. Get the terms in writing.
  3. Sign the SPA. This sets out the price, payment schedule and expected handover date.
  4. Register with the DLD. Off-plan sales are registered on the DLD's Oqood system. The DLD registration fee is 4% of the price, plus smaller admin fees.
  5. Pay into escrow. Under Dubai law, buyer payments for registered off-plan projects go into a project escrow account, not directly to the developer.
  6. Handover. You complete the final payment and take over the unit once the project is completed.

Foreign buyers can purchase in designated freehold areas of Dubai. Please check that this applies to the unit you choose. A property of AED 2 million or more may qualify for a Golden Visa, subject to current rules. Because no prices are published here, we cannot say which units, if any, reach that level.
