Waterfront property in Dubai means homes on the sea, the marina, the creek or the Dubai Water Canal. For off-plan buyers, the main choices in 2026 are Dubai Islands, Dubai Maritime City (Mina Rashid), Dubai Marina, Business Bay along the canal, and Al Jaddaf on Dubai Creek. Below is how they compare, the projects under construction in each right now, and what to check before you buy.

What to check before buying waterfront off-plan
- The view from your unit, not the brochure. Ask for the floor plan and the plot plan. A "sea view" can mean a full frontal view or a narrow side view, and new buildings can block it later.
- Service charges. Waterfront towers with pools, marinas and beach access usually have higher yearly service charges. Ask the developer for the estimate per square foot.
- The escrow account and progress. Every registered off-plan project in Dubai has an escrow account. Each project page above shows the construction progress and handover date from the Land Department register.
- The payment plan. Compare how much is due during construction and how much at or after handover. Post-handover plans spread the cost but often come with a higher price.
- Rental demand. Established waterfronts such as Dubai Marina and Business Bay already have tenants. Newer areas such as Dubai Islands may offer better entry prices but rely on the master plan being completed.
Frequently asked questions
Can foreigners buy waterfront property in Dubai?
Yes. All the areas on this page are freehold areas, where non-UAE nationals can buy property in their own name.
Which Dubai waterfront area is best for investment?
It depends on your goal. Established areas such as Dubai Marina and Business Bay have proven rental demand. Newer areas such as Dubai Islands and Dubai Maritime City usually have lower entry prices and more room to grow, with more risk while the area is being built.
Are off-plan waterfront prices negotiable?
Launch prices are usually fixed, but payment plans, fee waivers and unit choice can be negotiated, especially early in a launch. Dani can tell you what is available for each project.
