Location: Jabal Ali First

Jabal Ali First is in the south-west of Dubai, in the wider Jebel Ali part of the city. The area is close to major roads such as Sheikh Zayed Road (E11) and Sheikh Mohammed bin Zayed Road (E311). It sits near large employment zones, including Jebel Ali Port and the Jebel Ali Free Zone. It is also not far from Al Maktoum International Airport and from other residential communities along the coast.

This kind of location can suit:

  • Buyers who work in the Jebel Ali industrial and logistics areas and want a shorter commute.
  • Investors looking at a part of Dubai with continuing new development.
  • Buyers who want a newer area and are willing to wait for it to mature.

Visit the area before you decide. Check travel times at peak hours, nearby shops and schools, and what else is being built around the site. You can compare other launches on our page for off-plan projects in Jabal Ali First.

Construction progress and handover

The DLD register shows construction starting in February 2026 and progress at 1%. Expected completion is Q2 2028. That is the date on the register. It is an expectation and not a promise, and the project is not complete.

Before you buy, it is sensible to:

  • Ask for the latest progress figure, as the register is updated over time.
  • Read the handover date and the delay terms in the sale and purchase agreement (SPA).
  • Ask what is included in the price, such as service charges, parking and any fees.
  • Check that the unit you want matches the approved plans.

The unit mix, sizes and amenities are not in the data we hold. Ask Dani for the floor plans and brochure.

How to buy off-plan in Sunvale

The usual steps for an off-plan purchase in Dubai are:

  1. Choose a unit and reserve it. You pay a reservation fee and sign a reservation form.
  2. Sign the SPA. This sets out the price, the payment schedule and the expected handover date.
  3. Register the sale. The sale is registered with the DLD through the Oqood system. The DLD registration fee is normally 4% of the price.
  4. Pay by instalments. Under Dubai law, buyer payments for registered projects go into a regulated escrow account. The developer can only draw on it as construction progresses.
  5. Handover. You inspect the unit, settle the final payment and receive the keys.

Foreign buyers can generally purchase in designated freehold areas of Dubai. Ask Dani to confirm that this applies to Sunvale. A property worth AED 2 million or more can make an investor eligible for the Golden Visa, subject to the current rules. Since we do not have Sunvale prices, we cannot say which units, if any, meet that level.
