Location: Jabal Ali First

Jabal Ali First is the registered area name for part of the Jebel Ali district in south-west Dubai. The area sits between the coast and the main Sheikh Zayed Road corridor, and it is close to the Jebel Ali industrial and port zones. Nearby communities such as Dubai Marina, Jumeirah Lakes Towers and Dubai Investments Park are reachable by road.

The area may suit buyers who work in the Jebel Ali and Dubai South employment zones, or who want to be on the western side of the city. Journey times vary by time of day, so check the route yourself at peak hours. You can also see all off-plan projects in Jabal Ali First to compare options.

Construction progress and handover

The DLD register shows that building work began in March 2024 and is now 70% complete. The expected completion date is Q2 2026. These are the official figures on the register. They are expected dates and can change.

Before you buy, it is sensible to check the following:

  • The latest progress figure on the DLD register, as it is updated over time.
  • The handover date written in the Sales and Purchase Agreement (SPA), and what happens if it is delayed.
  • The final floor plan, the unit specification and the service charge estimate.
  • The escrow account details for the project, which should match the DLD record.

A project that is 70% built carries less construction risk than one at the launch stage. It is not risk-free, though, so review the paperwork carefully.

How to buy off-plan in W1

  1. Choose a unit. Ask Dani for the available units, floor plans, current price list and payment plan. None of these are in the register data, so we do not quote them here.
  2. Reserve the unit. You normally pay a reservation deposit and sign a reservation form.
  3. Sign the SPA. This sets out the price, the payment schedule and the handover terms. Read it before you sign.
  4. Register with the DLD. Off-plan sales are registered in the Oqood system. The DLD registration fee is 4% of the purchase price, plus small administration fees.
  5. Pay into escrow. Under Dubai law, instalments for registered off-plan projects go into a project-specific escrow account. Do not pay the developer directly or into any other account.
  6. Handover. You inspect the unit, settle any final payment and receive the keys once the project is completed.

Foreign buyers can usually purchase in designated freehold areas of Dubai. Please confirm that the area is freehold when you reserve. A property worth AED 2 million or more may also qualify the owner for a Golden Visa, subject to the current rules. For general questions, see our buying in Dubai FAQ.
