The gap between a lower deal count and a higher value is explained largely by a handful of land transactions, covered below. The median deal of AED 1.65 million gives a better picture of a typical transaction than the headline total.

The six largest transactions of the day were all land sales in the area, ranging from AED 60.3 million to AED 214.5 million and totalling about AED 657 million. The largest was a plot of 917,459 sq ft sold for AED 214.5 million.
Land is priced very differently from apartments: the area's median was AED 234 per sq ft, against a citywide average of AED 1,763. Excluding Al Rowaiyah First, the remaining 355 deals were worth about AED 849 million, below the 7-day daily average value.
What this means for buyers
One day's data is a snapshot, not a trend. Large land sales can lift the daily value without any change in apartment or villa demand. For homes, the median price, price per sq ft and area-level activity are more useful guides. More background is in our Dubai real estate market news.
