Location: Al Satwa

Al Satwa is an established central Dubai neighbourhood. It sits between Sheikh Zayed Road and the Jumeirah coast, close to Al Wasl Road. It is known for its mix of local shops, cafes and restaurants, and for Al Diyafah Street. Much of the area is older and low-rise, so new projects are relatively uncommon.

The location may suit buyers who want to live or invest close to central Dubai rather than in a newer master-planned suburb. Travel times depend on traffic and the exact site, so check the plot location on a map before you decide. You can see other projects in the area on our Al Satwa off-plan projects page.

Construction progress and handover

The DLD register shows 0% construction progress, a start date of August 2026 and an expected completion of Q2 2028. Off-plan completion dates are expected dates, not promises, and they can change.

Before you buy, it is sensible to:

  • check the project on the DLD register and ask Dani for the latest status;
  • confirm the escrow account details in writing. The register lists 0205933054509, which looks like an account number, so ask for the bank name too;
  • read how the sales contract handles delays and what remedies you have;
  • ask for the floor plan, unit number and payment schedule before you pay a reservation fee.

About the developer

The developer is Holm Avenue Real Estate Development L.L.C. It is not one of Dubai's best-known developers, so we suggest looking at its delivery record, not only the brochure. You can see its other listings on our Holm Avenue projects page. Ask for details of any completed projects you can visit.

How to buy off-plan in Holm Central

  1. Choose a unit. Ask for the current availability, floor plans and price list.
  2. Reserve it. You usually pay a reservation fee and sign a reservation form. Check what is refundable.
  3. Sign the sales and purchase agreement (SPA). It sets out the price, payment schedule and handover terms.
  4. Register with DLD. Off-plan sales are registered in the Oqood system. The DLD registration fee is normally 4% of the price, plus admin fees.
  5. Pay into escrow. Under Dubai's escrow rules, instalments go to the project's escrow account, not to the developer directly.

Foreign buyers can buy freehold property in designated areas. Ask Dani to confirm the ownership type for this project. A property value of AED 2 million or more may help with Golden Visa eligibility, subject to current rules. Read our Dubai property buying FAQ for more detail.
