Location: Al Satwa

Al Satwa is an established, central neighbourhood in Dubai. It sits between Sheikh Zayed Road and the Jumeirah coast, close to Al Wasl Road. It is known for its local shops, cafés and everyday services, and it has a more lived-in feel than many newer master-planned communities.

Its central position is the main draw. Several of Dubai's business and leisure districts are a short drive away. It may suit buyers who want a central address, and investors who prefer an established area to a new development far from the centre. Check the exact plot location and walking access with Dani before you decide.

Construction progress and handover

The DLD records 1% construction progress. Construction began in October 2025, and completion is expected in Q3 2028. Treat that date as the developer's current target, not a promise. Off-plan dates can move.

Before you buy, it is sensible to:

  • Ask for the latest DLD progress figure, as it will change over time.
  • Check the handover date written in the Sales and Purchase Agreement (SPA).
  • Read what the SPA says about delays and what remedies you have.
  • Ask which payments are tied to construction milestones and which to fixed dates.

How to buy off-plan in Vibe

  1. Choose a unit. Ask Dani for the availability, floor plans and current price list.
  2. Reserve. You pay a booking deposit and sign a reservation form. Check what is refundable.
  3. Sign the SPA. This sets the price, payment schedule and handover terms. Read it closely.
  4. Register with the DLD. Off-plan sales are registered on the Oqood system. The DLD registration fee is usually 4% of the purchase price, plus smaller admin fees.
  5. Pay into escrow. Under Dubai law, buyers' instalments for registered off-plan projects go into a project escrow account, which is used for construction. Ask for the escrow details and confirm them in writing.
  6. Handover. Once the project is complete, you inspect the unit, settle any remaining balance and receive the keys.

Foreign buyers can generally purchase property in Dubai's designated freehold areas. If a unit's value is AED 2 million or more, the buyer may be eligible for a Golden Visa, subject to current rules. For more background, read our buying in Dubai FAQ.
